Permits have been filed for the construction of an 8-story residential building with 29 housing units at 41-22 44th St. in Sunnyside .
The proposed building would be 83 feet tall and span 19,981 square feet. With an average unit scope of 689 square feet, the 29 apartments will most likely be rental units.
In addition to the housing units, the building would also have a cellar, a rooftop terrace on the eighth floor and a rear yard 31 feet in length.
Multiple outlets of mass transportation are within close proximity to the property. This includes the 40th Street-Lowery Street subway station and 46th Street-Bliss Street subway station, which both provide service for the 7 train, and bus stops for the Q32, Q60 and Q104 lines.
Other notable nearby properties include the Torsney Playground and P.S. 150Q .
The building applications were submitted by Guan Shawn Wang of 5615 Van Cleef Real Estate LLC. Murat Mutlu of INOA Architecture Inc. is listed in the applications as the architect of record.
Demolition permits were filed to get rid of the 2-story residential building at 41-22 44th St. last April. There is not yet an estimated completion date for the new building.
