Permits filed for mixed-use building with 22 housing units in LIC – QNS

Permits have been filed for the construction of a 6-story mixed-use building with 22 housing units at 40-12 Crescent St. in the Long Island City neighborhood.

Permits have been filed for the construction of a 6-story mixed-use building with 22 housing units at 40-12 Crescent St. in the Long Island City neighborhood.

The proposed structure would be 65 feet tall and span 22,465 square feet. The 22 apartments would account for 14,979 square feet and have an average unit scope of 680 square feet, making them most likely to be rentals. The remaining 7,486 square feet will be dedicated to commercial space. Other planned features include a cellar and a rear yard 25 feet in length.

The property is within close proximity to the 21st Street-Queensbridge subway station, which provides service for the E, F and M trains, the Queensboro Plaza subway station, which provides service for the 7, N and W trains, the 39th Avenue-Dutch Kills subway station, which provides service for the N and W trains, and bus stops for the Q66, Q69, Q100, Q102, Q103 and B62 lines.

Other notable features in the area include the Dutch Kills Playground , I.S. 204 Oliver Wendell Holmes Intermediate School and Q575 The Academy of American Studies .

This filing comes just over a year after similar permits were filed for the neighboring property at 40-10 Crescent St. Those permits called for a 65-foot mixed-use building spanning 22,443 square feet, with 22 housing units taking up 14,957 square feet and having an average unit scope of 679 square feet, while the other 7,486 square feet would be commercial space.

Jack Fang of FH 2Bro Builder Corp. filed both the building applications for 40-10 Crescent St. last year and the ones recently submitted for 40-12 Crescent St. The architect of record is the same for both building applications as well, with Siming Mei of Mei Architect PLLC listed for both permit filings.

Demolition permits likely will not be needed for 40-12 Crescent St., as the property is currently just a vacant lot. There is not yet an estimated completion date for construction.
